The most reliable check is the water meter test. Turn off every tap and appliance, note the meter reading (front boundary of most Gold Coast properties), wait 30–60 minutes without using water, then check again. Any movement means water is escaping. Other tell-tale signs include an unexplained jump in your water bill, the sound of running water with everything off, warm patches on the floor, damp or musty smells, and mould appearing on walls or skirting boards.

Pressurised water escaping a pipe makes a distinctive hiss or thump that travels along the pipe wall and through the surrounding ground. Acoustic ground microphones amplify those frequencies so a trained technician can follow the sound to its loudest point — the leak. Leak noise correlators go further, using two sensors and the maths of sound travel time to calculate the leak position between them, even under concrete slabs and driveways.

Tracer gas detection involves charging an isolated, drained pipe with a safe hydrogen-nitrogen mix. Hydrogen molecules are the smallest in existence, so they escape through even microscopic failures and rise to the surface, where a sensitive probe detects them. It's the go-to method for leaks too small or too quiet for acoustic equipment, pipes buried deep, and premium finishes where accuracy has to be absolute before anything is opened up.

Rules of thumb on the Gold Coast: electric and gas storage tanks 8–12 years, continuous flow gas units 15–20 years with servicing, heat pumps around 10–15 years. Salt air shortens the life of externally mounted units near the beach. If your storage tank is weeping from the cylinder body (not a valve), the tank has corroded through internally and replacement is the only fix — and it's much cheaper planned than after it bursts.

Act immediately: turn the gas off at the meter or LPG bottle, open doors and windows, don't touch light switches or anything that sparks, extinguish flames, and get everyone outside. On the Gold Coast, heat pumps typically have the lowest running costs (often with rebates available), continuous flow gas sits in the middle, and conventional electric storage on a full-rate tariff costs the most. But the right answer depends on your gas availability, roof solar, tariff and household pattern. We quote options with honest running-cost comparisons rather than pushing one brand.

A drip from the temperature/pressure relief (TPR) valve on top is often normal during heating cycles — but a constant stream means the valve has failed or system pressure is too high, both fixable cheaply. Water seeping from under the insulation jacket or the tank body itself means internal corrosion has broken through: that tank is finished and needs replacement before it bursts.

Hot Water

Every six months you (or we) should lift the TPR valve lever briefly to confirm it releases and reseats. A professional service every five years for storage systems — checking the sacrificial anode, valves and element — can double tank life. Continuous flow units benefit from periodic descaling in hard-water areas. Neglected anodes are the number one cause of premature tank death.

In most cases, yes. Like-for-like replacements of common sizes (250L/315L electric, 26L/min gas continuous flow) are usually stocked and installed same day so you're not left with cold showers. Fuel-type changeovers (electric to gas, or to heat pump) can need extra pipework, a compliance upgrade or a power circuit, which we'll flag upfront with a fixed price.

Storage tanks must store water at 60°C minimum to prevent Legionella growth, while bathroom outlets are legally limited to 50°C in Queensland homes (45°C in some care settings) via a tempering valve. If your shower runs scalding hot, your tempering valve may have failed — a genuine safety issue for kids and older family members, and a quick professional fix.

A rotten-egg smell in hot water usually means the sacrificial anode is reacting with bacteria in the tank — fixable with a flush and anode change. Brown or rusty hot water points to a corroding tank interior nearing end of life. Discolouration in both hot and cold water is more likely mains work in your street; run an outside tap for a few minutes and it should clear.

Yes — 'flushable' refers to whether they physically go around the S-bend, not whether they break down.
